Check in

Arrival: the schedule time of arrival must be inserted in the special field while the guest is doing the booking. If happen some changes of schedule time these must communicate within 48 hours before the arrival otherwise the check in is no long guaranteed. The appointment for the check-in, the day of your arrival, must be confirms by telephone, therefore when the guest lands to the airport, or when he arrives in station, or by car he arrives in proximity of the city, is mandatory to call the number of the contact person which you find on your voucher in order to confirm an appointment at the apartment.The check in is not more guaranteed the same if you have a delay over 45 minutes without giving warnings. The schedule of check - in begins at 11.30 am.

The check in is included in the price in the hours from 11.30 am to 07.30 pm. Between the 07.30 pm and the 10.00 pm the check in has a fee of 20 euro. The check in after the 10 pm has a fee of 50 euro.

The check in of Sunday and in the Italian public holidays has a fee cost of 20 euro between the 11.30 am and the 08.00 pm and 50 euro after the 08.00 pm.

Check-out

Check out is strictly before the 10.30 am. The apartment must be left in order. The guests has to throw out their garbage and to wash the dishes. Although cleanings are included in the price (in the stays over 3 nights) if the apartment will be found in disorder it will be had to pay a penalty of 50 euro.

Cancellations.

Cancellations effected by the client.

The cancellation that happens 30 days before the arrival has a penalty of 100 Euro. The cancellations between 30 and 10 days before the arrival it has a 30% penalty of the total amount. A cancellation within 10 days from the arrival date has a penalty of the 100% of the total amount. If the apartment is rented for the same period of the bookings by another client we refund, partially or totally the cancellations penalty.

Our Cancellations

Rentsflatsinitaly.com acts only as web site and in therefore it doesn't have complete control of the single ownerships and possible actions or decisions of the owners or tenants. If forced to cancel a booking Rentsflatsinitaly.com will be offered a complete reimbursement of the paid advance or an alternative apartment for the same dates which has the same or upgrade value for the same price.

In the inferior stays to the 3 nights are included all the utilities (electricity, gas, condominium, water) is not included in the price the cleanings service that has a price of 30 euro. Are included in the price a set of sheets for the number of the suitable people indicate in the booking forme and a shower towel for each guest. Possible changes of linen or of towels are to arrange with Rentflatsinitaly.com and it has an additional cost of 30 euro. Banking expenses the banking expenses are not included in the price of the lease. Which is not write under included in the price has to be intended as not included in the price. The client has all the responsibilities for possible damages caused from himself or from his/her guests. The guest which cause a damage in the apartments has to rembourse the owner for the value of the damege. If the client note damages in the apartment at the moment of the entrance he has to comunicate immediately to Rentflatsinitaly.com.

Furnishing of the apartment.

RentsfaltsinItaly.com offers a service of self catering apartment, the forniture descriptions and amenities are accurate but indicative, the substantial correspondence is assured which is described. Nevertheless the lack of a detail not give any right to the reimbursement. Rentsflatsinitaly.com doesn't know of possible jobs of building restructuring inside the buildings in which our apartments are situated or in the proximities, therefore anybody application of change apartment or of reimbursements for the uneasiness that it could cause. This is inclusive in the contract. If the guest needs appliances or accessories of not common use or not essential the Rentsflatsinitaly.com is exonerated to handle these duties. Only as courtesy the Rentsflatsinitaly.com will contact the owner for eventually to furnish what requested.

Tenant’s obligations

At the moment of the hand over of the keys you will have to give a deposit of at least Euro 100 which can be paid in cash, or you can give your credit card number as a guarantee. If you do not give the deposit or the permission to charge your credit card in case of damages to our representative, we retain the right not to hand over the keys.
The tenant must pledge to occupy the lodging respecting the regulations of the good neighbourhood. At the moment of departure the full amount of the deposit will be returned to you if the apartment has not suffered any damages.

Responsibility

Rentsflatsinitaly.com acts only as website and it is not responsible of the actions and of the services offered by the owners of the apartments, from the tenants of the lease or from the service of transfer from and to the airport that is independently furnished by another settled company.

Rentflatsinitaly.com will not be held responsible for:

  • Robbery in the apartment
  • Fire
  • Other causes out of the control of Rentflatsinitaly.com (natural calamities, wars, terrorist attacks etc.)

All the payments and prices listed in this site are in Euro.

Any dispute regarding this present contract will be dealt with exclusively by the Roman Court
